Unlocking multi-unit potential and de-risking rental development on single-family lots.

The Problem

Over the past few decades, many municipalities have moved away from single-detached housing in favour of ground-oriented multi-unit housing, often referred to as the “missing middle”. While modular housing development has successfully improved labour efficiency, accelerated delivery and reduced costs for larger multi-family projects; its application on single-family lots remains largely unexplored.

How We Are Solving It

Led by mddl in collaboration with SRI Homes and FAAS Architecture, this project aims to demonstrate how FIELD HOUSE6, a pre-approved, modular-ready design within the City of Kelowna’s Fast-Track program, can be deployed to create multiple rental units on traditional single-family lots, helping to de-risk this project type for the local development market.

A key outcome of the project will be showcasing the effectiveness of modular design and construction methods tailored for urban infill multi-unit development. The resulting prototype will aim to illustrate the potential to add over 150 new homes to Kelowna’s urban neighbourhoods, assuming just 2% of eligible lots are redeveloped using this fast-track typology.
