Smart-BIM Automation: Accelerating Approvals for Multi-Family Housing

Project Overview

The Problem

Municipalities face growing pressure to deliver more housing, faster. Requirements are becoming increasingly complex as cities strive for sustainable, energy-efficient, code-compliant buildings that also enhance urban quality. Regulatory compliance automation software has typically been limited to reviewing static PDF files, which limits the potential of digital automation to improve efficiency, particularly in more complex, multi-residential projects.

How We Are Solving It

Led by Arno Matis Architecture + Urbanism in collaboration with Archistar and SolidCAD, this project aims to develop Multi-AR: a software solution combined with dynamic BIM (building information model) data submission protocols that will assist in automating regulatory and bylaw compliance reviews in complex, multi-residential regulatory environments.

BIM is a digital 3D representation of a building’s physical and function characteristics – providing a shared knowledge resource for collaboration amongst architects, engineers and construction to enable better planning, design and management of projects. Multi-AR will be able to read data-rich BIM files and complete complex multi-stage regulatory reviews, streamlining approvals and accelerating project review timelines and permitting.

Ultimately, the consortium aims to unlock the power of dynamic BIM and dramatically reduce processing times for complex mid-to-large-scale housing projects within British Columbia’s regulatory environment.
